Cairn Real Estate has signed a new, long-term agreement with Portbase for the lease of 2,270 m² and associated parking spaces in Blaak16 in Rotterdam.
Portbase, which will move into the building at the end of 2017, has opted for Blaak16 because of its strategic, central location in the heart of Rotterdam city centre and business district, the high quality of the building and the large, freely divisible work floors (approx. 1,400 m²).
Blaak16 is a complete renovation with the highest quality as the end result. Through the use of high quality materials in combination with various structural modifications and sustainability measures, a completely new building has been created at one of the most characteristic locations in the city centre of Rotterdam.
Recently the famous quote of poet Lucebert “Everything of value is defenceless” has been placed back on the roof. The roof has also been transformed into various meeting rooms with a large roof terrace for all users of the building. The roof terrace gives a great view over the whole city.
Pieter Akkerman, Managing Director of Cairn Real Estate: “The redevelopment of Blaak 16 is a good example of our vision to implement the restructuring of the Dutch office market in an ambitious and innovative way. The design of Blaak 16 has received the BREEAM certification ‘Excellent’ and will have the Energy label A after completion. We are proud to be able to redevelop an iconic building such as Blaak 16 with our partners into a modern, sustainable and multifunctional office building that will also be retained as a landmark building in the future”.
Peter de Graaf Director of Portbase: “The step to Blaak 16 is a logical choice for Portbase. The building is located at a junction of roads and public transport, making it easier for us as an organisation to be accessible and to work ‘greener’. We are located directly on the River Maas, which means we retain our connection with the port. The new building and the modern working environment provide a meeting place where employees and our community can work pleasantly. “
Cairn Real Estate acquired the office building together with Kadans Vastgoed and a consortium of investors. Impact Vastgoed is responsible for the realization of the project and the rebuilding will be carried out by Dura Vermeer and Hendriks Bouw en Ontwikkeling. Completion will take place in the summer of 2017.
Portbase was advised on the transaction by Schaub & Partners Bedrijfshuisvesting.
BRIQ real estate has completed the transaction on behalf of the lessor. The lease of the building was commissioned by BRIQ real estate and CBRE from Rotterdam. At this moment more than 50% of the building is leased and discussions are taking place with various users for the remaining amount of approx. 6,500 m² office space.
